Case COfLOW: A residential apartment building completed 45% faster than usual

Project Details:
Location: Isoseppälä 10, Nurmijärvi, Finland
Type: New residential buildings
Scope: 2 apartment buildings, 3 floors, 48 apartments
Structure: Concrete frame, pitched roof
Timeline: 7 months (vs. 13 months with a traditional approach)

Founded in 2020, COfLOW is a Finnish general contractor with a mission to make construction faster and more sustainable.

Over four years, their industrialized construction process has evolved to the point where the latest project, Isoseppälä, achieved a nearly 50% reduction in project duration. Here’s how they did it.

“If you plan for a 13-month timeline, it will take 13 months. If you plan for 7 months, it will take 7 months. The same goes for money: the budget you set is the budget you’ll spend.”

– JAN LUND, CO-FOUNDER, COfLOW

Detailed production planning

At COfLOW, everything starts with detailed planning. Each project is first built virtually using a digital model. From there, a detailed schedule is created using Sitedrive.

For the Isoseppälä project, the ambitious target of a 7-month timeline was set. Based on that, a high-level weekly schedule was drafted, followed by a day-by-day production plan outlining what needed to happen, where, and when.

The schedule was linked to the budget and logistics to ensure the project stayed within budget and materials were available on-site when needed.

“Without a clear plan, delays are inevitable. You lose a week here and another there. Detailed planning is absolutely critical.”

“If you don’t plan and agree in advance on what needs to happen and when, it won’t take long before someone says they can’t do the work or make a delivery as scheduled. And just like that, you’ve lost a week. Detailed production planning is absolutely crucial to everything.”

– JAN LUND, CO-FOUNDER, COfLOW

Weekly, Daily and Weekly Production Management with Sitedrive

Planning is only half the battle. Execution must match the plan and this is why production management is in a huge role at COfLOW sites:

  • Daily meetings: Teams review the day’s objectives.
  • Regular contractor meetings: Ensure everyone knows what to do, what materials are needed, and any obstacles to address.
  • Proactive obstacle removal is key. Teams identify risks in advance and plan alternative tasks if issues arise.

“Sitedrive shows us what’s happening today, tomorrow, and in the weeks ahead. There are no surprises.”

Faster Interior finishing phase execution with the Sitefactory Package in 4-hour Takt

While the rest of the project was managed daily, the interior phase was accelerated using Sitedrive’s Sitefactory package. This included:

  • Takt-time production (4-hour cycles).
  • Pre-trained workers familiar with takt production.
  • Coaching for site management.

This approach immediately unlocked the benefits of Takt production without lengthy onboarding.

“Sitefactory brings better control and teamwork to the interior phase. It brings everyone together as one group, all focused on figuring out how to install furniture, flooring, fixtures, kitchen, and more in a smart, efficient way that keeps the flow going and achieves the shortest possible turnaround time. It prevents scenarios where subcontractors begin to optimize their own work only.”

Standardization, prefabrication, and data at the Core

Once the production flows, construction times can be shortened even more with specific elements:

Increased prefabrication

More work is done in the factory, reducing time spent on-site. In COfLOWs projects, they are already prefabricating:

  • Bathroom Modules (Flow Modules)
  • Precast super slabs (Lujabetoni)
  • Sandwich facade elements

Standardization

COfLOW relies on the same trusted partners, materials, and processes across projects. This eliminates onboarding time and ensures smooth workflows, as everyone knows exactly what to do and in what order. With well-planned workflows and logistics, the crew can focus entirely on the installation work.

Continuous improvement

Halving project durations didn’t happen overnight—it’s the result of four years of continuous improvement. After every project, COfLOW and the team analyze successes, failures, and areas for improvement together. As the precision of production planning and management increases, it uncovers new opportunities for improvement and new obstacles to address.

High-quality data

Realiable data powers continuous improvement and better decision making. COfLOW tracks:

  • Schedules: Accurate, real-time plan down to the day.
  • Conditions: Sensors monitor temperature and humidity in each apartment to ensure proper curing of concrete.
  • Quality.
  • Obstacle logs: Helps identify recurring issues to address in future projects.
  • Costs.
  • Productivity: Part of the workers wear sensors to spot interruptions, like worker having to fetch materials.

“Sitedrive is a great tool for production planning and management. It lets us create a master schedule, which developers need, and we can easily check the start and finish dates as well as what’s happening on a weekly level.

But more importantly, we can view that same schedule on a daily level and show subcontractors and crew exactly what’s expected of them each day and where they need to be. Tasks can even be assigned directly through the mobile app. Sitedrive has been a huge help for us — we no longer have to plan and share schedules in Excel.”

Results: Savings of hundreds of thousands of euros

Faster construction delivers clear financial benefits. At Isoseppälä, completing six months ahead of schedule resulted in significant savings on financing and overhead costs. On top of that the client began receiving rental income six months early.

This added up to hundreds of thousands of euros in savings.

At COfLOWs project, this means they can invest in quality and sustainability.

“Sitedrive has created extremely good software. Traditional scheduling software just can’t achieve the same results.”
